The High Skill / High Tech Choice

High Skill / High Tech is our description of how we see agency in the 2020’s

Estate Agents across the UK have faced a barrage of rising costs.   The minimum wage has pushed entry level jobs from a level that was comfortably above minimum wage to a level that many businesses are competing in the same talent pool as everything from McDonalds to car washes.

Working in property is a hard job and we require talented people to choose to work hard to deliver great outcomes for our customers.

The truth is that we will need to pay more to attract the best talent.  In order to do that we must automate processes and use AI where it’s appropriate.

The problem is that every business is different, and because of this you need to be able to decide what is a high skill job and a high tech job.

At Greenhouse OS we let you decide.  We build tools, not features so your operating system that you create performs exactly how you want it to.

The key is that every CRM that we deploy, works beautifully out of the box with no customisation.  Then, as you work with it, you can change anything.

What processes are automated, where to use AI and where not to.

Here is a framework that we use with clients to help them think about which systems and processes should be automated.

A diagram representing the Innovation Framework, divided into four quadrants labeled Simplify, Encourage, Eliminate, and Automate, with axes indicating 'Value to the agent' and 'Value to customer'.

Where does automation and AI work best?

Conveniently, automation and AI work best in the areas that often people perform less well.

High Tech JobsExample of where we can deploy this
Consistency with repetitive tasks Booking viewings and informing all parties
Step by step processesAutomating ‘checklists’ like new instruction or price reduction processes
High volume tasks, including those that happen all at onceResponding to lettings and sales leads when a new listing goes live
Numerical tasks that require precision & integration with other softwareProcessing rents and reconciling client accounts
Jobs that people don’t want to doProspecting for new business, by making sure that every opportunity is contacted at the right time – no excuses

What are High Skill jobs?

High Skill roles are those which require the sophisticated, interpersonal skills that the best agents possess.

These are the jobs that we came into the business to do, and the reason that our clients choose us rather than someone else.

As the world that we live in becomes more and more dominated by digital experiences, AI systems and automated processes, people will value face to face even more than they do today.

This means that the experiences that we create with our clients will become more valuable and in many ways the defining reason that agents will continue to exist in this future.

We will need our very best people spending time with our customers, which because of the high tech revolution, they will have more and more time to do.

High Skill JobsExamples
Face to Face Client MeetingsViewings, marketing updates and sales progression reviews
Winning new businessInitial market appraisal and follow up appointments
Creating content that is imaginative and compelling to build a brandSocial media updates.  Market updates, building and promoting personal brands
Reviewing and improving the digital experiences (the high tech processes)Creating automations and reviewing how effective they are.
